Bay Oaks Sales
Bay Oaks continued to be a strong market in 2015 and it is anticipated that Bay Oaks will continue to be just as strong in 2016! There were 57 homes sold in Bay Oaks in both 2014 and 2015. The real difference in 2015 that wasn’t experienced in 2014 was that the average sales price and hence – total dollar volume sold was not as high.
This mirrors the same market that occurred throughout the Houston area in 2015. High-end homes have been on a roll in Houston over the last 3-5 years and last year, high-end home sales declined and homes priced $500,000 and below increased. We’re no longer in a hot high-end home sales market but we will be in a normal high-end home market in 2016.
The Greater Houston Partnership predicts an addition of 21,900 jobs this year. Jobs drive more real estate sales and although this prediction is far smaller than the last few years, an increase in jobs always helps to maintain home values. Add to that equation healthy mortgage rates [tied to a 10-year index rather than short-term] and stable employment bases in the area and we have a great recipe for real estate in Bay Oaks for 2016.
